Deerwood Real Estate capital has close relationships with all major real estate capital providers, including domestic and foreign banks, CMBS lenders, credit companies and insurance companies, private lenders and hedge funds. Based on this, along with our true understanding of the needs of each client, we are skilled at arranging fixed and floating rate, construction, bridge, and permanent loans.

 

Equity

We often work with clients who require an equity partner in order to realize their capital needs. Deerwood Real Estate Capital has deep relationships with institutional equity providers as well as many private equity sources.  Deerwood spends the time and effort not just to help raise the equity required for the transaction, but to ensure that the equity partners are a good, productive match for the long term nature of their partnership.

 

Mezzanine Loans

Deerwood is constantly on top of the ever-changing mezzanine and preferred equity markets.  Deerwood will first analyze a transaction to figure out the best way to assemble the capital stack (debt, equity, mezzanine / preferred equity) and then work through the market to find the most economical combination of pieces for our clients particular needs.  While mezzanine and preferred equity levels have pulled back in recent months, these pieces can still play an important role in the capital stack.

Bridge Loans

Today’s market continues to present owners and investors with unprecedented opportunities, many of which do not fall in the traditional mortgage “box”.  Often, these deals require a quick close or a lender that can work with the borrower to sort out a complicated situation (loan purchases, vacancy issues, foreclosures, etc).  At Deerwood, we work for our clients to find the right bridge lender for each particular situation.  Terms offered by bridge lenders can vary dramatically and an experienced intermediary is critical to finding the right combination of factors that go into this type of loan.
